This section contains the week by week events and notices
sent out to owners during that period.

Owner's Safety and General information
Exterior Sun Shades - Thinking of installing Sun Shades? Here’s some things you should know:
- Shumway has standardized both color and style of sun shade throughout the Shumway facility to “N-0606 Bronze – Sierra” by EGE System Sun Control.
- In November 2004, the Association Board reviewed a history of poor service from our previous favored installation vendor, representing EGE System Sun Control here in Seattle named First Place Awning. As a result, we switched to Atrium Shades Company of Ballard, making them the vendor of choice.
- In April, 2005 Ken Johnson (Association President) was informed EGE Systems had changed installers and would still like to do business with Shumway Condominiums.
- If you are interested in installing new shades or repairing existing ones, you are free to contact Mr. Alan Murray at Atrium Shades - (206) 783-6725 or EGE System’s new installer (Rainier Industries) at (800)869-7162.
- Both vendors must agree to follow the Shumway architectural standards, plus secure HOA board approval prior to installation.

Reminder - The Shumway Board of Directors sent out a reminder notice to all owners of issues which could effect the long term value of our newly improved property. Your cooperation on these items is greatly appreciated. Please fell free to contact a board member if you have questions or would like to make suggested improvements to the topics covered.

Care of Copper Caps - New copper column caps were installed on the top floors of each building. If you decide to clean them do not use anything except soap and water. Copper cleaners will alter the color and damage the cap.

| Leaving town? - "Do's & Don'ts" as you prepare for a long trip or just want to make sure your unit is properly maintained are available here. As some owners have recently discovered, failure to take reasonable and timely action can potentially void your insurance coverage. For example, if a water leak occurs and is left unattended for two weeks some insurance carriers are refusing to cover the loss.

- Landscaping finished next week - McBride Construction Resources is working off both punch list items and landscaping this week and next. They expect all landscaping to be complete by next Friday (11/19/04). No forecast for completion of all punch list items is available yet.

- Building G car wash area may still be used to store paint materials.

Additional points:
- End in Sight - McBride Construction Resources will remove their construction trailer this Friday. Mostly punch list items will remain after next week. The total project began on August 18, 2003 and was scheduled to end by October 15, 2004. It appears to be actually ending within one month of that original forecast, which is a terrific accomplishment considering the size of the project. Everyone attending the Wednesday morning status meeting today expressed their gratitude to Superintendent Brad Kelln and his crew for a job well done.

- Potted Plants in Courtyard - Some owners have left potted plants in the courtyard area. They will need to be removed by November 1st in order to allow the landscaping to progress on schedule - 75% complete.

- Building A, B & H:
- Punch list items still in work.
- Some roof work left. Sky lights will not be uncovered until work is complete.
- Gas pipes in the North wall of the B garage have been repaired. Discussion of options to stop water drainage leak is underway.
- Irrigation hose dripping in the A garage on parking spot #5 will be capped off this week. The Shumway Landscape Committee has decided to precede with artificial plants in the common areas of A & B buildings, so the irrigation system will not be used. The lines will be capped and left in place in case the decision is reversed in the future.
- Building C, D & G:
- Punch list items are in work… no other report.
- Building E:
- Scaffolding removal should start next week.
- Application of exterior paint and stain is 10% complete.
- Stucco finish is 95% complete.
- Common area deck coating being applied - 60%.
- Private deck coating – 65%
- Wood siding installed on third floor – 100%
- Building F:
- Scaffolding and encapsulation removal should start today.
- All outside painting is done except first floor -85%.
- Sheet metal installation – 85% complete.

- Courtyard - Once the scaffolding is removed around the F building a small “BobCat” will be used to remove and replace approximately 100 yards of soil in the court yard. A new irrigation system will also be installed.

Additional points:
- Change in Meeting Time - Beginning next week the construction status meeting will start at 7:30 AM, Wednesday, October 20th. Re-construction is nearing completion and the need for longer Wednesday morning meetings is lessoned. Association board meetings will also move. They will go to the first Wednesday of each month. All meetings are held in the B garage electrical room next to the elevator.
- Check it out - The Landscape Committee has replaced the planters located on the first floor of the building A with some very attractive silk plants. The committee would appreciate your comments. You are encouraged to take the time to view the new additions and submit comments to Marian Forman (893-9464), who is heading the committee and trying to lead the effort to decide if similar plants should be used in other locations.

- Building A, B & H: (98% complete)
- H building roof chases should be finished by next week at this time.
- Pat from NW Sheet Metal is installing remaining roof caps.
- New skylights will be installed beginning this week, while the weather is good.
- Stopping the leak in the north wall of B garage is proceeding, but slowly. A hole will need to be cut in the garage wall first to allow inspection of the flex gas pipe, then a determination made as to the next action on how to replace it. Ken Johnson noticed there was another flex pipe penetrating the north wall of the garage, which should also be included in the repair. McBride Construction is looking into it and will develop an estimate.
- Building C:
- Punch list items are in work.
- Building D:
- Common deck areas coated– 95% complete.
- Rail painting the common areas required erection of scaffolding, so completion last week was delayed.
- Building E:
- Stucco scratch and brown coat is at 100%.
- Sheet metal installation - 60%.
- Scaffolding removal is estimated to be October 31st.
- Building F:
- Sheet metal installation – 80% complete.
- Application of stucco is 100%.
- Wood siding on third floor is 90%.
- Scaffolding removal is estimated to be October 31st.
- Building G:
- Stucco finish coat application is 100% complete.
- Caulking around windows and doors is 100% complete.
- Handrail painting - 95% complete. Interior courtyards will be the last painted.

Additional points:
- B Building Garage Leak - Jan Bredal, Pacific Engineering Technologies, produced a detail drawing of the B buildings North wall construction, with overlays showing gas pipe routing and condo unit layout just above the leak. As the group tries to stop the water leak coming through the garage wall more and more problems seem to be cropping up. The wall we see in the garage is 15 feet or more from the condo’s north wall directly above. The gas pipe goes into the kitchen island some distance from the condos north wall. This means there are a couple other cement support walls and fill dirt under the condo and behind the garage wall we see. Repairing the leak and installing a new gas pipe per code is a more difficult problem than was expected. This is not considered to be part of the original bid with McBride Construction Resources , so estimates and work direction is being carefully examined by the Shumway Construction Committee.
- End of Construction - Brad Kelln says building E and F scaffolding removal is still targeted for October 31st. There is some debate about what we would call “end of construction.” Trailer removal is perhaps a more correct definition. Because punch list items are still being corrected on the first phase, (i.e., buildings A, B & H), end of construction may not actually occur until after January, 2005.
September 22, 2004 - 7:00 AM Status Meeting (held in building B garage) :

- Building A, B & H: (still 97.5% complete)
- H building roof chases which were not finished properly during the original construction are being repaired.
- Sheet metal roof caps are left to complete, but will be delayed for a couple weeks while work on E and F buildings progress.
- New skylights will go on after all other work on the roof is complete. Roof caps are on site and ready to be installed as needed.
- Leak in the north wall of B garage is proceeding. Replacement of the “flex” pipe will be the first step, before the leak is stopped. It will necessitate a 10 by 10 inch hole cut in the floor of the A unit condo in order to effect the change. They are having some difficulty contacting the new owners to gain access.
- Building C:
- Punch list items are in work.
- Building D:
- A punch list for the outside decks on the first floor will be developed today.
- Common deck areas coated– 90% complete.
- Building E:
- Stucco paper and lath installation at 100%.
- Caulking removal is 100%.
- Sheet metal installation - 45%.
- Building F:
- Sheet metal installation – 70% complete.
- Application of stucco is 95%.
- Wood siding on third floor is 65%.
- Building G:
- Punch list for the outside decks on top two floors will be developed today.
- Stucco finish coat application is 98% complete.
- Caulking is 95% complete.
- Handrail painting - 90% complete.

Additional points:
- Plant replacement - Plants, trees and ground cover is being replaced using a master drawing and video tape made last August as the guide. Plants will be reset where they were before the construction began. Replacements will carry a one year guarantee so if the plants do not survive the transplantation McBride Construction will replace them.
- Planter boxes - Buildings C, D and G planter boxes located next to units have all been water proofed and tested. The next step is to install the proper drainage system and begin filling them with dirt (a blow in process).
September 15, 2004 - 7:00 AM Status Meeting (held in building B garage) :

- Building A, B & H: (still 97.5% complete)
- H building has four roof sconces which were not finished properly during the original construction. There should be two, overlapping sheet metal rims around the edge, not one, with roofing material coming up between the two metal flashings. This is important during roof repair and replacement, plus is a potential site for leaking. The bid for repair from McBride Construction totaled approximately $10,000 and was not part of the original scope of work. After some deliberation the Construction Committee approved the work.
- Sheet metal roof caps are left to complete, but will be delayed for a couple weeks while work on E and F buildings progress.
- New skylights will go on after all other work on the roof is complete. Roof caps are on site and ready to be installed as needed.
- The bid to repair the leak in the north wall of B garage should be delivered today. The plan is to repair the pipe coming into the garage from the outside and plug the whole to stop the leak. If the water moves to another opening then more drastic repairs will be needed.
- Building C:
- Punch list items are in work.
- Decks have been inspected by members of the Construction Committee, so owners can now put personal items back on their deck.
- Building D:
- The final walk through and inspection for bottom floor private decks (to develop a final punch list) has had to be delayed until next Wednesday (9/22/04). If you are on the first floor of building D you are asked to not use your private deck until it is inspected. If damage occurs during this period it will create a dispute as to who is responsible for the repair.
- Common deck areas are being coated this week – 25% complete.
- Building E:
- Application of stucco – 80% complete.
- Stucco paper and lath installation at 50%.
- Caulking removal is at 100%.
- Sheet metal installation - 35%.
- Speculation that the stucco scratch goat can begin next week… moving right along.
- Building F:
- Sheet metal installation – 70% complete.
- Application of stucco is 80%.
- Wood siding on third floor is 25%.
- Should be done with stucco next week.
- Building G:
- Walk through to review private decks and build a punch list of corrections has had to be delayed until next Wednesday (9/22/04). If you are in building G you are asked to not use your private deck until it is inspected. If damage occurs during this period it will create a dispute as to who is responsible for the repair.
- Stucco finish coat application is 98% complete.
- Caulking is 95% complete.
- Handrail painting - 90% complete.

- Building A, B & H: (still 97% complete)
- Notice three weeks ago the H building roof sconce was not finished properly during the original construction. There should be two, overlapping sheet metal rims around the edge, not one. McBride Construction is obtaining bids to install the additional metal sconce rim.
- Sheet metal roof caps are left to complete, but will be delayed for a couple weeks while work on E and F buildings progress.
- New skylights will go on after all other work on the roof is complete,
- Leak in the north wall of B garage is awaiting a bid to repair the gas pipe going through the cement wall. The plan is to repair the pipe and plug the whole to stop the leak. If the water moves to another opening then more drastic repairs will be explored.

Additional points:
- AC units freezing up - Bob Fjeldstad (B-301) reported that the roof leak in his unit was not from the roof, but from the AC unit freezing up. Ken Johnson noted that this had been a problem off and on in a number of other buildings over the past five years and was caused by inadequate air flow around the return pipes. They get too cold and freeze (between the roof and the unit). Subsequent thawing leaves a water leak in a condo. Increasing the air flow or putting in a temperature sensor solves the problem.
- GE Oven problems - Several owners mentioned a problem with their GE ovens at the August 4, 2004 owners forum (See notice).. Since then Peter Huysing (G-201) has collected the names of eight owners all having the same problem, where the number entry pad repeatedly reports error codes, turning the unit on and off incorrectly. The problem seems to be confined mostly to buildings G, E and F and does not appear to be related to power fluctuation (as was first thought to be the case). In contacting GE, there are no product recalls, so replacing the entry pad and control unit is their recommended solution. Estimated cost is in the $350 range. Peter was looking into other options… it might be cheaper to just get a new oven.
September 1, 2004 - 7:00 AM Status Meeting (held in building B garage) :

- Building A, B & H: (97% complete)
- One additional guest parking stall was freed up this week,
- Sheet metal caps on roof are left to complete, but will be delayed for a couple weeks while work on E and F buildings progress.
- New skylights will go on after all other work on the roof is complete,
- Large number of punch list items left on H. Brad is aware of them and is focusing crew work on other buildings right now.
- Leak in the north wall of B garage was discussed again. Jan Bredal, Pacific Engineering Technologies, indicated there are no detail master plan for the external drainage system, even the City of Kirkland did not have one. Also, the sump drain was dry near on the north side of the garage, indicating the water source and quanity is a mystery. Further investigation is needed. Brad Kelln was asked to have a natural gas installer take a look at the hole in the cement wall and determine if the pipe installation was appropriate per code. If not (which is suspected to be the case) then we will need to decide how to properly repair both the gas line as will as the water leak.
- Building C:
- Hand rail painting is still at 100%.
- Punch list items are in work.
- Building D:
- Punch list items are in work.
- Building G:
- Scaffolding will begin to come down today, except for around one deck area and garage entry.
- A single remaining deck surface needs more detail scraping and repair. The original deck slope was incorrect and needed to be re-formed. Scaffolding removal for this one area should be Friday or Monday (McBride will be working on Monday, Labor Day).
- Stucco finish coat application is 95% complete. It will not be 100% until after the scaffolding comes down.
- Caulking is 90% complete.
- Handrail painting - 90% complete.
- Building E:
- Stucco removal underway- 75% complete.
- Encapsulation should be 100% today.
- Caulking removal is at 30%.
- Building F:
- Stucco removal is 100% complete.
- Stucco paper and lath is 70% complete.
- Stucco application is at 40%

Additional points:
- Labor Day - Brad Kelln, McBride Construction Resources asked if it was okay for them to work on Labor Day. The committee approved. There is no additional cost to the Association and maintaining the schedule is one of our main concerns.
- Elevator Room Decorations - With the reconstruction effort beginning to wind down, Marian Forman (F-202) reported that she had placed some sample pot decorations in the garage level elevator area of building G for your review. She also reported building A will be receiving some in the next week or two as well. She would appreciate your comments and suggestions as the Landscape and Maintenance Committee (which she chairs) will begin finalizing some decoration decisions. Each building will be treated individually as the punch list is worked off, but your input to the committee will play a major role.
- Planters - Considerable discussion about the planter box between the A & B buildings. McBride Construction proposed several ground cover plants, plus dividing the A/B planter box into three oval (planting) areas. Each planting area would have a different ground cover, plus replanting of some original trees and plants. Ground covers selected were: Pachysandra, Vinca Minor (Periwinkle) and Kinniknick (Knickknack).
